The two tallest residential supertalls in New York City - and among the tallest in the world. Both are luxury condominium towers on Billionaires Row. 432 Park Avenue at 425.5m was the world's tallest residential building by architectural top when it opened in 2015. Central Park Tower at 472.4m took that title in 2020. By honest height, Central Park Tower leads 431.9m vs 432 Park's 392.1m.

The honest take

432 Park Avenue's 7.8% Vanity Ratio is surprisingly low for a modern supertall - only 33.4m of structure above the highest residential floor. Central Park Tower's 8.6% is also modest by modern standards. Both towers demonstrate that residential supertalls with full floor plates don't have the same antenna-padding pressure as office towers and mixed-use developments. The comparison between them is close on both metrics. The honest height gap (39.8m) is smaller than the architectural top gap (46.9m).
